I was at LOWE'S today picking up some electrical supplies and needed five 2X4's They were an astonishing $ 8.45 EACH. Last year I paid $4.45 and bitched about it.

Half inch OSB sheathing is $45.00 a sheet. Add nail and insulation that brings putting up a wall at $30.32 a foot. Just to frame it.

Last year a 6' partition in my new 6'X24'addition was $81.00. Now it is $181.92.

We are in the process of ordering a prefab "Bunkhouse." Overall dimensions were 14' X32' X 8"ceilings. This include a 3/4" T&G floor, one 36" door and two 422" X 30" windows. Original pricing last month was $11,400 delivered to the site. Now. they will not even quote it unless we give them and pre-order commitment against a flexible price based on material costs increases. Projected cost,,,; $15,000 or more.


I own a 1754 Sq. foot ranch house. It comes to22 squares with the back porch roofing addition on which I am currently working. Last year I had a Quote for architectural shingles on the roof, including the additions, at $9,000. Last Saturday they came out to "re-quote" New Price $18,000.
This is insane

Thanks President Biden, for making us grate our teeth again.

I am going to price and all steel building 60X70X 14' tall this week. No wood....
I realize steel prices are up, but not nearly as much as wood.

I have my fingers crossed that the steel building is a better buy currently.

Along these same lines, trucking is having trouble keeping up with demands. Most of our shipments are LTL and now we have restrictions of no more than 6 pallets of material per day per destination. There seems to be a capacity problem.

Also, shipping turn times are becoming ridiculous. One day points now three days. Three day points are now 5 to 10 days. Anything going to the north east may suffer more with the anticipated fuel shortages from the compromised oil pipeline system.

I mean Biden has only been in office 4 months and we are already in chaos. And yet all we get in the news is glowing reports of how great things are now that we are going "Green."

They already have around here. Houses are selling for more than the appraised value. Realtors are advising sellers to only take contracts where the buyers are willing to make up the difference in cash from the appraised value to the sale price. Right now, many buyers are willing to do that.

Cee Co steel buildings land in the $18 per square ft. area with out concrete....
A 100'X100' with 16 ft. eves runs about $180K
Add $40K for the concrete... This from my neighbor who just built this size building.

I might get by for my needs at about $140K with the concrete for a building I am looking at...
Morton Buildings will not quote a price due to the volatility of lumber prices....

I just ordered a 10X12 barn shed and a 14X32 bunkhouse to get in on the current pricing. Shed is about $5K and the Bunkhouse is at $12K. Delivery in five weeks.
The shed foundation is done
I'm not ready yet for the bunkhouse.

First I have to remove the old RV and the level the site. Add a 6" gravel base of 3# clean and then 4"of 1"minus. About twenty five yards altogether.

I got some prepping to do.

It's a good thing I bought a 7 ton capacity dump bed trailer

I suggest you rent a mini Skid steer to go with it. I love my Vermeer mini skid. Handiest thing I have bought in a long time...

My FIL's house was just flipped. The contractor seta budget based on a $180K to $200K sell price. He had a 45 day delay for mold removal. It went a little over budget and had to cut back on finishes. Still, with the market so volatile, he listed at $140K. I heard today there is a bidding war on it.

Had I known the future, I would have flipped it myself.

A friend who built a house a year ago ended up at $180 per Sq/FT.
I bet it would be more than double that now.

If interest rates go up much this will all change....

Big MF'r weighs 12,000 lbs.

The bunk house is a finished shell with 2X4 walls on 16" centers. 96" interior with 3/4" T&G plywood floors. A bare shell with a metal roof. Two over under windows and a door on the front wall. Bare insiode with no electrical or plumbing. Just a big box on skids but well built and tight.

After they drop it I can changeout the windows and add big 60" X 78"side slider ones. Then re purpose the siding materials for a 4 foot bump out in the middle to create a kitchen space 8 feet wide. I'll install a patio door there for a step out to the back deck. That'll leave 3 feet for a seven or eight foot kitchen counter. A sink Microwave, Surface burner and an under counter cabinet frig will be enough for a bunk house use.

I have enough insulation material to do about half the unit walls and ceiling. Paneling will be nailed direct to the studs. I have about 60 sheets of exterior reverse batten cedar styled siding I bought years ago. I only need 28 to 30 sheets It will do for interior walls and at 1/2"thickmeans no drywall behind it. I'll likely do drywall on the ceiling. Cathedral style nailed to the rafters, needs less than 8 feet from each side wall. 16-20 sheets to include gables. I haven't priced that out yet but it likely a has jumped up like lumber. Say $12-$14 a sheet. $350 with mud and taping.


I have more windows on hand bought years ago, along with a window AC unit to mount into the wall and two electric Fireplace/heaters to place on either end. Paint the floor and cover with area rugs. I have leftover tile from my home kitchen project that will take care of the kitchen wing addition.

Altogether, not counting fixtures, cabinets and flooring less than $20K to get 480 square feet of tiny house inhabitable. Under $42.00 a foot

So for now, these rising prices haven't negated the project planned for this summer at Hippie Ridge.

However, phase two, the main house, is a whole nuther matter. The pile of lumber I was collecting for years has been uncovered and much of it ruined. It was about $15,000 worth at 2010 prices.

I'll be sorting it out over the next month or so.

A lot of typos lately. Gotta get my eyes fixed.
The house is listed at $240K And yes, there is a bidding war going on it.

I'm kinda delighted at that price. If he gets that much or more, It means my house value is close to $300K. I paid $26K to buy and then flip it. Instead of selling it at market price of $36,000 we sold our Bolingbrook house for $44,000, (made over $20,000) and moved in.

The lumber supply chain took a hit when mills either temporarily shut down or slowed production during 2020, while DIY projects were on the rise.
2020 also brought record-low interest rates that created a housing boom - leading to high demand for lumber. There was a 37 percent increase in home construction in March 2021 compared to the previous year.
This is what's responsible for lumber price Increases. But y'all would know that with just a modicum of research. But y'all are much to lazy and angry to do anything but blame Biden. Let me ask, is Biden responsible for your hemorrhoids as well?

No, he's not responsible but I do call my hemorrhoids Biden as they're a real pain in the ass.

As for who is responsible for the high price of lumber, it's not the producers, I can tell you that. I have acreage in trees that I refuse to cut because the price that I am being quoted is so low.

Citing no "evidence," President Biden says of claims the people stayed home and lived on their COVID RELIEF checks instead of going back to work is fake news from the Republicans. Except it isn't. I know of far too many who did exactly that. And made more take-home pay in doing so. Truck line operators ( and I use many of them), cite drivers who did not return to work as the cause of their shortages in available capacity.

I cannot name one that doesn't have ads out with sign on bonuses, and yet no one comes to their door.
Lumber has been in short supply for the last four years. Not because of COVID but because of Home builders and remodelers. Prices did not increase in 2017; 2018; 2019; first and second quarters of 2020.. However, today there is a glut of it in the stores.

The problem today is the devaluation of the dollar.

And if you look at PG's chart, prices remained steady despite shortages. You can see that third quarter 2020 prices spiked and then returned downward until after Biden's election. Fourth quarter saw another spike upwards that continues today.

The price increases came because of the stimulus money which expanded the money supply with unsupported dollars. And yes, that happened first under President Trump. And again, as the chart shows, under President Biden. But always with a Democratic House authorizing the spending with dollars we don't really have.

It's not just lumber. If enough Americans and non citizens receive dollars for which they did not work and create value to earn the dollar, it's value will decline. Prosperity happens not when the government prints money but when our nation is producing wealth. It is only then that the dollar remains strong.

I don't know, maybe some people are just waiting until the enhanced pmts stop and then they'll go back to work.

No people to mill the lumber equals short supply. Short supply equals prices going up. No people to drive the trucks equals late deliveries.
That's what I think is going on.

That's what I think is going on.
With the enhanced unemployment benefits, some folks simply cannot afford to go back to work. They are going to find themselves in a world of hurt when the benefits end and they're back at $8hr.

I'm sitting tight hoping the mid term elections will turn things around. I never thought I'd ever hear a former American business person turn socialist but you seem to have done it. If, in your opinion, joe can do no wrong that pretty much proves what I just said. And at almost every turn, like a true democrat, you always blame someone else for the problems that have arisen in the past 4 months.
