This is the second liquidation I've seen in 2 weeks. It's a large footprint at 85K sf that is half full running a $26K loss. With 40K empty and 200/sf per ofice worker there is room for 200 more renters - what caught my eye is the child care center onsite.

If they are advertising at $17.50 it may mean open to offers.

That said, it's too big and office only for me.

$18 a foot is the going rate for LEASED medical office space in this area. Warehouse space is roughly $4.50 to $7 a square foot for LEASED space.

I'd bet it would cost $120+ a foot to rebuild that building.

Yeah a rehab to class A office or MUH - multi-unit housing would need kicking out the gunsite windows for big ones & jazzed up entrances.
