Andy, ask him if he will "co-broker" with you. That way if you sell it you don't pay him a commission. If he sells it he gets the full commission. If you go this way, you have to agree to not sell it to anyone he shows it to, and he does the same. Also, you need to document everyone you have shown it to so if they end up buying the house, you don't pay the realtor a commission.
You can argue with him as to how much the commission is. Around here, 6% is standard for the listing realtor. The listing realtor splits the commission with the realtor sells the property. Most times it is 3% each, but that is negotiable.
